AN ORDINANCE OF THE CITY OF EAST WENATCHEE,WASHINGTON,
AMENDING 'l'Hl:;OE"FICIAL ZONING MAP uF''l'HE crn~TU CrlANGE
THE ZONING DESIGNATION ON CERTAIN REAL PROPERTY LOCATED
BETWEEN FIRST STREET S.E.AND MCGEE STREET S.E.,COMMONLY
KNOWN AS THE MISSION VIEW PLANNED UNIT DEVELOPMENT,FROM
"R-L RESIDENTIAL DISTRICT"TO A "PLANNED UNIT DEVELOPMENT
DISTRICT"OVERLAY TO THE "R-L RESIDENTIAL DISTRICT"
ZONING AND SETTING AN EFFECTIVE DATE.
WHEREAS,the Planning Commission at a pUblic hearing on
September 26,1994 considered an amendment to the official zoning
map of the City and following the public hearing,made written
Findings and Conclusions and a recommendation that were forwarded
to the City council,together with the minutes of the meeting;and
WHEREAS,the City Council at a public meeting on October 4,
1994 approved the recommendation of the Planning Commission;and
WHEREAS,the Planning Commission on November 28,1994 reviewed
the request for final approval of the Mission View Planned Unit
Development and recommended final approval based upon the
conditions set forth in the City Planning file on this matter;and
WHEREAS,the City Council at a public meeting on December 5,
1994 reviewed the recommendation for final approval of the Mission
View Planned unit Development and approved the recommendation of
the Planning Commission subject to conditions as set forth in the
City Planning file;

NOW,THEREFORE,
THE CITY COUNCIL OF THE CITY OF EAST WENATCHEE,WASHINGTON,DO
ORDAIN AS FOLLOWS:
section 1.A.The official zoning map of the City of East
Wenatchee,as codified by reference in Section 17.04.010 of the
East Wenatchee Municipal Code ("EWMC"),is hereby amended by
changing the zoning classification of that certain property
commonly known as the Mission View Planned unit Development and
generally described as being the 2.51 acre site located between
First Street S.E.and McGee Street S.E.,and more fully described
in Exhibit "A"to this Ordinance,which by this reference is made
a part herein as if set forth in full,from "R-L Residential
District"to a "Planned unit Development District"overlay to the
existing and continuing "R-L Residential District"zoning.
B.Any development of the property within the planned
unit development district shall abide by the Findings and
Conclusions of the Planning Commission and shall be done in
accordance with any and all conditions imposed by the Planning
Commission,which conditions are set forth in the City Planning
Department file on this matter and by this reference made a part
herein as if set forth in full.In the event that any conditions
of this rezone approval are not met,the whole of the property may
be used and developed only as permitted in the "R-L Residential
District"zoning classification of the City.
section 2.The property rezoned is depicted in the map
attached hereto,marked as Exhibit "B",and incorporated herein by
this reference.

section 3.The city Planning Director is hereby instructed
to make the necessary amendments to the official zoning map of the
city of East Wenatchee to reflect the overlay district of Planned
unit Development pursuant to this Ordinance.
section 4.This Ordinance shall take effect and be in full
force five (5)days after publication of this Ordinance,or a
summary thereof consisting of the title.
